Policies & Rules

Reservations

 

  • Minimum age of renters is 25.  A government ID is required at time of booking confirmation.

  • Reservations generally require a 7 night minimum stay, please inquire about exceptions.

  • Reservations are not confirmed and secured until the required payment and rental agreement has been received and accepted. An email confirmation will be sent to all registered guests. All reservations are secured on a first come first serve basis.

  • We reserve the right to cancel any reservation by issuing a full refund of payment.

Payments, taxes & fees

​

  • A 50% deposit is due at the time of reservation to secure your reservation.  We accept all major credit cards, Venmo and Zelle.  If using Venmo or Zelle, please use the pay later function and contact us via email for alternate payment method. 

  • The balance is due 60 days prior to your date of arrival.  If your reservation is made within 60 days prior to arrival, the full amount is due at time of reservation.

  •  All rental fees will be assessed a 11% Florida Tourism Tax (6% Florida Sales Tax and 5%  Collier  County Tourism Tax).

  • $100 registration fee is payable to the building management upon your arrival.  This fee includes parking for one vehicle.  If you require additional parking, each additional vehicle is $100 for the entire stay.

Other Policies & Rules

​

  • A $500 security deposit hold will be sent to 7 days before check in.  This will be released after inspection of the unit, no more than 14 days after checkout.  If you damage the condo or any property within or if items go missing, you may be charged up to amount of damage or missing property.

  • Written (electronic) notice is required if you need to cancel your reservation with more than the required 60 days advance notice.

  • 60 days prior to your date of arrival, you will be entitled to a refund of 50%  of the deposit paid. If we are able to rebook the reserved dates with a new renter at the same rate, then you will be refunded the remaining 50% of the amount paid less a $75.00 cancellation fee.

  • Cancellations 60 days or less are non-refundable.

  • Traveler’s Insurance is highly recommended.

  • Our condos are smoke and pet free properties. Any evidence of smoking in the unit or on the balcony will result in forfeiting your full security deposit.

  • Quiet Hours are between 10 PM and 8 AM.

  • No parties or events are allowed.

  • Key loss fee of $100 for any keys not returned.

  • Do not have more overnight guests than stated in your reservation and no more than max (10) allowed

  • No loud music.

  • We are not responsible or liable for any accidents, injuries or illness that occur while on the premises.  

  • We are not responsible for the loss of personal belongings or valuables during your stay.  We cannot be responsible for any items left behind. There will be a minimum handling fee of $50, plus cost of shipping for anything you request being returned. Requests must be made within 7 days. Outside of 7 days, items may be donated at the sole discretion of the host.

  • Turtle season is May 1st through October 31st. All unnecessary lights must be off by 9:00 PM and blinds must be closed. The City of Marco Island charges a $750 per night fee for non-compliance. Any fee incurred will be passed on to guest.
